Who we are

This website is operated by Thirlmere Deacon Real Estate Brokerage, a real estate brokerage licensed in the United Arab Emirates. We are the data controller responsible for personal information collected through this site.

What we collect

When you submit an enquiry through this website, we collect:

• Contact details: your name, email address and telephone number.
• Enquiry details: property type, budget range, completion preference, the development you enquired about, and any notes you choose to add.
• Marketing attribution data: how you reached this website, including referring page, campaign parameters and advertising click identifiers.
• Technical data: collected automatically by our analytics and advertising tools, including approximate location, device and browser type, and how you interacted with our pages.

We do not ask for, and you should not send us, financial account details, passport scans or identity documents through this website. Where identity or source of funds verification is required, that happens later in the transaction through a secure channel.

Why we collect it

Who we share it with

We do not sell your personal data. We share it only as follows:

• Property developers. If you ask us to register your interest in, or proceed with, a specific development, we pass your details to that developer. This is necessary to reserve a unit in your name, and we tell you before we do it.
• Service providers. The platforms we use to run this website and manage enquiries, including our host, form and email providers, and CRM.
• Analytics and advertising providers, where you have consented to non-essential cookies.
• Professional advisors and authorities where disclosure is required by law or regulation.

International transfers

We are based in the United Arab Emirates, and our service providers operate in various countries including the United States and the European Economic Area. If you are in the United Kingdom or the EEA, your data is therefore transferred outside that region. Where that happens we rely on appropriate safeguards, such as standard contractual clauses, or on your explicit consent.

How long we keep it

We keep enquiry data for as long as needed to respond and to maintain a record of our dealings with you, normally no longer than five years after our last meaningful contact, unless a longer period is required by anti-money-laundering or tax rules. If you ask us to delete your data we will, unless we are legally required to retain it.

Cookies and tracking

This website uses cookies and similar technologies. Essential cookies make the site work and cannot be switched off. Non-essential cookies, used for analytics and advertising measurement, are set only where you consent.

• Google Analytics and Google Ads for measuring traffic and advertising performance.
• Meta and LinkedIn for advertising measurement, where those campaigns are running.

You can withdraw consent at any time through your browser settings, and you can opt out of Google Analytics using Google's browser add-on.

Your rights

Depending on where you live, you have the right to:

• Ask for a copy of the personal data we hold about you
• Ask us to correct anything inaccurate
• Ask us to delete your data
• Object to, or ask us to restrict, how we use it
• Withdraw consent at any time, including unsubscribing from our emails
• Ask us to transfer your data to another provider

To exercise any of these, email us at the address above. We will respond within one month, at no charge.

If you are in the UK and unhappy with how we have handled your data, you can complain to the Information Commissioner's Office at ico.org.uk. We would ask you to raise it with us first so we have a chance to put it right.

Marketing

If you consent, we may send you property opportunities matching your stated criteria. Every email includes an unsubscribe link, and you can also simply reply asking to be removed. We will act on that immediately. Unsubscribing from marketing does not stop us responding to an active enquiry.

Security

This website is served over an encrypted connection, and enquiry data is held in access-controlled systems. No transmission over the internet is completely secure, so we cannot guarantee absolute security, but we take reasonable steps to protect your information and restrict access to those who need it.

Children

This website is not intended for anyone under 18, and we do not knowingly collect data from children.

Changes to this policy

We may update this policy from time to time. The date at the top shows when it was last revised. Material changes affecting your rights will be communicated directly where we hold your contact details.
