The development

Front row in the
cultural district.

The Row sits inside Saadiyat Cultural District, connected to the museums by climate-controlled pathways so the walk works in August as well as January. 717 residences, one to three bedrooms with maid's room and study options, from 89 to 446 sqm.

The investment case rests on something unusual: a concentration of world-class institutions you would otherwise only find in Paris or New York, on an island with beachfront homes and finite developable land. Louvre Abu Dhabi, teamLab Phenomena, the Natural History Museum and Zayed National Museum are open, and Gehry's Guggenheim, the largest in the world, completes in 2026.

Work

Co-working built in

Co-working lounges and a members' club, which matters more here than a gym for the professional tenant this attracts.

Everyday

Gourmet supermarket

Gourmet cafes and restaurants, boutique retail and a supermarket at ground level.

Wellness

Boutique fitness

Boutique fitness studios rather than a single large gym.

Detail

Pet spa

Pet spa and grooming. A small thing, but indicative of who the building is for.

Location

Everything within
a short walk.

This is the argument for The Row in one table. Not a location that might mature, a location where the institutions are already open.

Why Saadiyat

Scarcity is the
whole argument.

Saadiyat is the emirate's prestige address and its developable beachfront is finite. The cultural district is not a promise on a masterplan board, it is largely built.

Worth being clear about the trade-off. Prestige addresses generally deliver capital growth rather than yield. If income is your objective, Al Reem will almost certainly produce a better gross return per dirham. Saadiyat is for buyers whose priority is the asset holding its value over a long hold, and who want somewhere they would happily use themselves.

Common questions

Before you enquire.

Can I buy The Row Saadiyat as a foreign national?

Yes. Saadiyat Island is a designated investment zone, so foreign nationals of any nationality can hold full freehold title including the land. No UAE residency, visa or local sponsor is required to purchase.

What are the prices?

Pricing moves with each release and allocation on the stronger lines goes quickly, so we do not publish a figure that will be out of date within weeks. Request the current price list above and you will get the live position, by unit type and floor, rather than a headline number.

What is the payment plan and handover date?

The Row is offered on a 65/35 payment plan, meaning 65% across the construction period and 35% due at handover, with estimated completion in Q1 2030. The booking deposit and the milestone schedule underneath that headline split come with the current price list. The schedule matters more than the split, so ask for it.

Can I buy from the UK without visiting?

Yes. Selection, reservation, contract execution and payment can all be completed remotely with digital signature and a standard KYC pack. Most of our overseas buyers see the property for the first time after handover. Our guide for UK buyers covers tax, currency and the full remote process.

Does it qualify for the Golden Visa?

A property valued at AED 2 million or above opens the ten year Golden Visa route for you and your immediate family. Whether a specific unit clears that threshold depends on the type and release, so it is worth stating up front if residency is part of your objective.

What are the service charges?

Service charges vary by building and are the cost overseas buyers most often underestimate. Ask for the projected charge per square foot before committing, and build it into your net yield rather than working from a gross figure.
